Renovate and make your home more sustainable
Planning an extension, a new kitchen or bathroom, or energy-saving measures like solar panels, insulation or a heat pump? You can pay for it with your savings, by increasing your current mortgage or with a separate loan. Read how to finance your home renovation and how to make your home more sustainable.
How do I finance a renovation with my mortgage?
If you finance a renovation through your mortgage, the bank places the money in a blocked construction account, the bouwdepot, and your contractor's invoices are paid from it. Banks are strict about what you can finance: an extension or a dormer is easier to finance in full than a new kitchen or bathroom. For smaller renovations a personal loan is often cheaper, because you avoid notary and valuation costs.
How do I finance energy-saving measures?
You can finance energy-saving measures with an extra mortgage, and the Dutch government offers subsidies such as ISDE. Some mortgage lenders also give an interest rate discount for sustainable homes.
Can I increase my mortgage as an expat?
Yes. In principle the same mortgage rules apply to expats as to Dutch citizens, and how much extra you can borrow depends on your income and the (expected) equity in your home. Hanno compares 43+ lenders independently to find the lender that suits your plans.
